The Hampden Home Office is a project of the Hampden Community Council with the goal of assisting Hampden's existing and future residents retain or obtain home ownership in our community. Our mission is to provide information, education and resources which promote safe, sustainable and healthy housing decisions.


Introduction
The above mission statement defines what Hampden Home Office is all about. This is a huge but important undertaking by the Hampden Community Council and will take time to become fully operational. You will begin hearing more about us in the coming months as we begin rolling out services.

The long-term goal is to be a one-stop source for information regarding home ownership issues. Once fully-operational, we will offer a walk-in location in addition to our website that will have information on such topics as energy assistance, property tax credits for seniors and historic tax credits for renovators. We will also provide a "Welcome Packet" for new residents that will contain information on local schools, churches and merchants as well as information pertaining to the Hampden Community Council.

We will also begin a referral program that will list those home-related professionals that are proven to be reputable and promise to adhere to business standards being established by Hampden Home Office. We will assist those whose homes are threatened by financial difficulties and provide alternatives to predetory businesses and "Cash for Houses" operators.

We currently have a very talented and diverse group of community volunteers working on the further development of Hampden Home Office. I look forward to working with this group and others to provide this important service to Hampden residents.

Home Office News

August 21, 2006 - Insurance Seminar
Hampden Home Office held it's first educational seminar on August 22, 2006 at the Hampden Family Center. The topic was home owners insurance, flood insurance and emergency preparedness. The seminar was presented by Joy Hatchette from the Maryland Insurance Administration. The presenters stressed the importance of taking a physical inventory of the contents of your home and keeping a copy in a safe place such as with a friend or relative that does not live in the immediate area. (It is important to remember that in the event of a regional disaster, copies kept with a neighbor or in a nearby bank safe-deposit box may be equally affected by the disaster or not readily recovered.) We also recommend that your insurance provider's name, phone number and your policy number be included and stored with your household inventory.

You also need to read and understand your home owners insurance policy and understand what is actually covered what is not covered. Your policy may not cover flooding due to heavy rain or melting snow, a lesson we should all learn from the damage done by hurricaine Katrina.

Hampden is considered to be in a low to moderate flood area according to the FEMA website. Do not think of this as an assurance that nothing will happen here, 28% of all floods occur in a low to moderate flood area. Federal flood insurance is relativly inexpensive for our area and could provide the proper coverage necessary for flood protection, especially in homes whose basement is below grade and must be accessed by stairs. Consult with your insurance agent for more details.
